Determine how Much Energy (Money) Can Saved

A commercial building energy audit is a study of your building’s energy using equipment and is the best way to determine where energy can be saved. Energy audits vary, depending on the size and complexity building. Audits range from a simple walk-through assessment to investment-grade energy audits.

An energy auditor comes out to your building and interviews facility managers, inspects lighting, air conditioning, heating and ventilation equipment, controls, air compressors, water consuming equipment, and anything else that is using energy. Depending upon the level of building energy audit, the auditor will then quantify how much savings potential there is for each of these measures, and the costs associated with implementing them. Energy audits can easily be customized to each meet owner, or property manager needs. Common levels of energy audits provided include the following three.

Level I Energy Audit: This will generally involve an analysis of the facility’s utility bills, with or without an Energy Star benchmark, along with a brief survey of the facility. The recommendations resulting from a Level I audit do not usually include detailed cost and ROI analyses, but rather a general qualitative analysis of the facility’s energy use.

Level II Energy Audit: This study provides a more detailed analysis of utility bills and a more comprehensive inspection of the facility, including identification of specific energy uses. Recommendations will include the estimated costs of implementing specific energy conservation measures (ECMs) and a quantitative ROI analysis.

Level III Energy Audit: This is an “investment grade” energy audit that provides a thorough field inspection of the facility, a detailed professional analysis of the energy use and potential improvements and ECMs, and is signed and sealed by an independent third-party Professional Engineer registered in the state or territory in which the facility is located. A detailed report that includes estimated costs of ECMs, ROI and life-cycle cost analysis will be provided. New changes in our healthcare law will inevitably impact costs for hospitals and other healthcare facilities. The tightening controls will require healthcare administrators to make sound investments which reduce cost and quickly pay for themselves.

Lighting cost in 24/7 healthcare facility is a significant part of the operating budget so it’s an ideal area to look at for ways to reduce energy cost. In the past, there have not been many options. When compact fluorescents lights (CFLs) came into the market many healthcare facilities begin retrofitting with CFLs, which did help reduce energy cost. New lighting technology using solid state lighting (SSL) can play an important part in reducing cost, and even improve patient experience. Since hospitals consume twice the energy per square foot as compared to a commercial office building lowering lighting cost using SSL lighting systems, which is where LED lighting comes into play.

Brite-LED-Healthcare-Lighting

LED lighting is creating a paradigm shift in the lighting industry. LED lighting can reduce costs by saving energy by up to 80%, and without compromising comfort and the light quality for patients or staff. LED technology can also reduce bulb and fixture replacement cost since the life expectancy far exceeds the life of traditional types of lighting.

LEDs have many other advantages over traditional light sources, including lower heat, physical toughness, design flexibility, smaller size, and faster switching. LEDs can be designed to emit photons (light) that only fall within a certain section of the color spectrum. With all the advantages of LEDs is no wonder why healthcare facilities are starting to embrace LEDs. Every area from operating rooms, stairwells, corridors to outside parking areas and garages are ideal areas for LED lighting. Once a healthcare facility or hospital does some research they usually decide LEDs would be a sound investment based on cost savings and the benefits. The best part, prices have come down from just a few years ago and the quality and reliability have greatly improved.

Many healthcare facilities have already made the switch to a CFL type bulb, and why not with a service life of between 6000-15,000 hours which is significantly more than fluorescent lighting. CFL’s also use less power; although a high quality LED will reduce more energy and will offer other benefits CFLs or other traditional lighting can’t do.

Lighting Survey

Companies who specialize in LED retrofits usually start by working closely with the building engineer or the facility department to identify the areas where lighting can be reduced the most. Since most healthcare facilities usually operate on a 24/7 basis replacing HID or fluorescent lights in any area would have an immediate impact on lowering energy cost. “Replacing lighting systems, such as those that use fluorescent T8 and T5 lamps, the savings are less dramatic,” explained Marilyn Cortez, CEO of Brite LED Lighting, and LLC. “However, metal halide lamps (HID) change color drastically in less than three years where an LED fixture will have its color and lumen depreciation decay by less than 25 percent over 10 to 15 years so it makes good sense to investigate replacing the HIDs lamps with LED”, said Cortez.

Unfortunately, most power utility companies in Florida haven’t been as generous with rebates as compared to other areas in the country. Regional areas like the Northeast offer as much as 50% incentives for energy efficient lighting and associated technologies. Where large rebates are available lighting retrofits sometimes pay for themselves quickly, and in some cases the rebate incentives and lower energy cost pay for the install from the first day. It’s always good to stay up to date on any Federal incentives or utility rebates by working with a qualified LED lighting company who can identify utility rebates or incentives in your area.

Lighting Solutions which Neutralize Pathogens

One of the major concerns in any healthcare facility is preventing hospital associated infections (HAI’s). It’s been reported by the CDC that HAI’s cause or contribute to up to 99,000 deaths each year with a cost of $45 billion dollars. Five to ten percent of all patients contract at least one hospital-acquired infection during their stay in an acute-care hospital, according to the Centers for Disease Control and Prevention so designing cost-effective ways to eliminate pathogens is important in any healthcare environment. Hospital-borne infections are a leading concern for healthcare medical professionals and patients, who might not even know their at risk. LED lighting can change the ambience of a patient room, or specific by projecting low ambient lighting near the patient’s bed or in the bathroom. Studies have found that amber LEDs do not interrupt a patient’s circadian rhythm providing enough illumination for the patient to get up at night without turning on bright fluorescent overhead lights which could disturb the patient in a shared room.

Retrofitting to an LED Lighting Solution

Advances in LED technology make them extremely flexible, helping to provide both the light intensity and optical control to meet many of the applications used for lighting. LED luminaires can provide bright, even white light, which is preferable to the light produced by traditional high-pressure sodium lamps. Healthcare facilities may realize up to 80 % reduction in both wattage and energy costs, and virtually eliminates maintenance costs as traditional lights are replaced by SSL solutions.

Set up a pilot program with your local LED integrator to check the quality of their product. Monitor the utility and maintenance cost which will provide a true cost of implementing an LED solution for any pilot program you undertake. Get a lighting survey to see what areas would benefit the most converting to LEDs. It’s cost you nothing to have an LED company walk your facility and provide you with a survey and quote. Make certain the LEDs you install are UL, DLC and have been 3rd party certified by a qualified agency. There are many companies in the market promoting LEDs. Make certain which ever company you work with provides a warranty, which should be anywhere from 3-10 years, depending on the type of LED installed.

The only real downside to implementing an SSL solution is the cost. LED lighting is still more expensive than traditional lighting. However, LED prices have dropped so retrofitting with LEDs might justify their initial higher upfront cost and proves to be a long-term good investment.
